Description of contract scope and key deliverables
Rosehill, Wallsend – 8 New Build Social Housing Units
The first of two social housing developments that Able Construction is currently undertaking direct for North Tyneside Council. We were awarded both projects following an open tender process in which we were able to demonstrate to this new client our leadership qualities, business resources, technical ability and strong past record in successfully delivery many new build residential schemes of this nature, whilst submitting a competitive, favourable tender price.
Occupying the site of the Rosehill Social Club, this development due for Completion in March 2026, transforms a prominent junction into eight high-quality, affordable social housing units. The project consists of 2 and 3-bedroom terraced houses designed to integrate with the existing properties on Northumberland Terrace. We have worked closely with North Tyneside Council and the design team to fine tune certain elements of the design as the project has developed to ensure that the final outcome fully meets the clients’ requirements. For example we were heavily involved in helping redesign the drainage, including adjusting various level, to make the scheme work better and to link in to the existing drainage scheme in the adjacent main road. This has resulted in design and cost rationalisation to the benefit of the project and the client.
The site is compact and surrounded by existing residential properties, therefore communication and regular updates via letter drops to properties around the site, together with a logistics plan agreed with all parties, has ensured a smooth build process with limited inconvenience to neighbours.
