New Design and Build assisted living social housing development containing a mixture of: -
Five bungalows
Six unit two story apartment block
Two-storey carers house
Due to the individual requirements of the tenants, regular communication with the full delivery team was paramount to provide a successful end product and this was led by Able Construction throughout the key stages of the build.
This sloping site in a residential area had particular challenges, including a live HV Electrical cable which required diverting, asbestos in the ground which required full remediation, and the site is bordered on one side by a Metro line.
This was a design and build project and following contract award Able managed the design team including the clearance of all outstanding planning and building control matters. The project contained many features specific to assisted living including anti ligature equipment, fittings and carefully designed units to allow sufficient space for residents and carers.
As the project developed on site we worked closely with our client and our design team to develop and accommodate a number of changes as more end user’s requirements became known. This involved changes to the design and re allocation of resources to meet the end users diversity of need.
The buildings are of traditional construction with brickwork and blockwork cavity walls, pitched roofs with concrete tiles, and upvc doors and windows. External works comprise of, resin footpaths, off site car parking areas under Section Agreements, drainage and attenuation, soft landscaping, raised planters and perimeter fencing.
This project was completed on time, on budget and to the complete satisfaction of all parties, and there were no health and safety issues.
The project ran concurrently with a very similar scheme close by at Father James Walsh, Hebburn (£3.7M) by the same off-site management team with the same client and design team.
