Design and Build project for 25 Houses delivered for Karbon Developments Ltd, marking another successful collaboration between this Client and Able Construction.

Located at a prominent crossroads in the village of Sacriston, the Graham Court development replaced a redundant sheltered housing scheme with a modern community of 25 high-quality family homes. The homes were a mixture of 2 storey 2/3 bedroom homes and 3 storey 2-bedroom town houses with balconies and bridge access.

The site had many abnormal elements therefore close collaboration from the novated design team, the Client and Able Construction was required through design engineering exercises. Piled foundations were used due to the ground conditions on the sloping sites and significantly an extensive 2m high retaining wall was designed and constructed to the south and west boundaries.

Other factors of the site were contamination, mine workings, sewer diversion, adoptable roads, private parking and landscaping.

The development was completed to the full satisfaction of the client, on time and in budget. It also received much attention and praise from the local councillor’s and media due to the positive change it has brought to this site in the heart of the village.

The development was entered for an LABC award by Karbon Developments.
